What we do
A real inspection, not a quick spray and a sales pitch.
A garage door has more than a dozen moving parts and most of them can be checked in half an hour by someone who knows what to look for. Our tune-up catches worn rollers, fraying cables, and a door drifting out of balance before they turn into a stuck door.
We do not sell a monthly membership. If you want us back next year, call us next year. There is no auto-billing and nothing to cancel.
Tune-up checklist
- Lubricate rollers, hinges, bearings, and springs
- Check and adjust spring tension and door balance
- Inspect cables, drums, and bottom brackets
- Tighten hinges, track bolts, and opener hardware
- Align tracks and check roller wear
- Test opener force and travel limits
- Test safety reverse and photo eyes
- Inspect weather seal and bottom rubber
- Written notes on anything that will need attention
What moves the price
Straight talk on cost.
Maintenance is a flat price per door. Anything beyond the checklist is quoted separately and approved by you.
For repairs, the technician gives you the price on site before starting, and that price is the bill. New doors and major projects get a written quote. If you have a price from another company, send it to us and we will tell you honestly whether it is fair.

Questions we hear every week
How often should a garage door be serviced?
Once a year for most homes. Twice a year for doors that cycle more than six times a day or for commercial doors.
Do you offer a maintenance membership?
No. We price the tune-up flat and you call us when you want another one. No subscription, no auto-renew.
Can I lubricate the door myself?
Yes, with a silicone or lithium garage door lubricant on rollers, hinges, and springs. Do not use WD-40 as a lubricant, and do not adjust springs yourself.
Will a tune-up make my door quieter?
Usually a lot quieter. Worn steel rollers and dry hinges are the main culprits. Nylon rollers are an inexpensive upgrade.
